Concrete Grinding & Polishing
Mirror-finish polished concrete and grind-and-seal floors. Grind, hone, polish, densify, seal. Engineered concrete floors built to last decades.
Quick facts
Polished concrete in Melbourne costs $80–$180 per m² for true diamond-polished floors and $55–$110 per m² for grind-and-seal. The difference: true polished concrete is mechanically polished through up to 3000 grit — the gloss comes from the concrete itself and lasts 30+ years with no coatings to peel or yellow. Grind-and-seal applies a topical sealer for the gloss and needs re-coating every 5–10 years.
What it is
The work, simply.
We grind raw or existing concrete with progressively finer diamond pads, from 30 grit through to 3000, until the surface is mirror-flat. We then chemically densify the concrete to lock in its strength, and polish to your chosen finish.
Best for
- New residential builds and renovations
- Warehouses and showrooms
- Cafes, restaurants, retail fit-outs
- Garages and workshops
- Existing concrete you want to keep
Our process
How we deliver this.
- 01
Site survey
We assess slab condition, moisture, joints, and the aggregate exposure level you're after: cream finish, salt-and-pepper, or full-aggregate exposure.
- 02
Grind down
Heavy-cut diamond grinding removes the surface layer to expose the slab's character. Industrial dust extraction means we leave your space cleaner than we found it.
- 03
Hone & densify
Progressive grits hone the surface flat, then we apply lithium silicate densifier. The chemistry hardens the concrete to its core.
- 04
Polish & seal
Final polishing pads (up to 3000 grit) build the gloss. Penetrating impregnator sealer locks out water and stains. Invisible. No flake, no peel.

Compare
Grind & seal vs polished concrete.
Polished concrete is ground through seven or more grit stages — from 50 up to 3000 — then densified with chemical hardeners and mechanically burnished. The gloss comes from the concrete itself. No coating, no peeling, no recoating. Expect $80–$180/m² and a finish that lasts 30 or more years.
Grind-and-seal uses one or two coarse passes (50–200 grit) to prep the surface, then a topical sealer — acrylic, polyurethane, or epoxy — is applied. The sealer provides the gloss. It costs $55–$110/m², offers more colour flexibility, and is quicker to complete. The trade-off is a 5–10 year recoat cycle.
For a home you're staying in, or a commercial space with heavy foot traffic, polished concrete is usually the lower-cost option over time. For a garage, workshop, warehouse, or rental where re-coating is acceptable, grind-and-seal is a rational, practical choice.
